Platform Housing has a retirement living scheme called Huntingdon Gardens in the market town of Market Harborough, located in the far southeast of the district of Leicestershire forming part of the border with Northamptonshire. Close to the town centre and many local amenities, this property benefits from great public transport links with the nearest bus stop only 25 yards away.

Huntingdon Gardens is a scheme including studio apartments with an open plan living and sleeping area, as well as 1-bedroom and a small number of 2-bedroom apartments. There is a lift to take you to upper floors and other facilities include a laundry room and lounge. Non-resident management staff and hard-wired wellbeing call alarm systems are also in place at this scheme.

To be eligible you must be aged 60+ or 55+ if you are in receipt of Personal Independence Payments or Disability Living Allowance. 

Studio apartments are suitable for a single person, and one-bedroom apartments are suitable for a single person or couples.  With two-bedroom apartments, preference will be given to those assessed as having a two-bed need.

You will be required to pay one month’s rent/service charges in advance prior to signing and receiving keys for the property. Rent and service charges vary from £681.67 for a studio apartment, £711.80 for a one bed apartment and £822.86 for a two bed apartment.

If you are eligible and intend to claim Housing Benefit or Housing element of Universal Credit, please note for all apartments some service charges would not be covered by these benefits. This includes a £6.80 pcm towards the cost for support, £130.96 pcm toward the cost of heating, and £14.94 pcm for water.

The preferred method of payment ongoing is via Direct Debit and we accept Housing Benefit and Universal Credit.

If you are accepted and do become a Platform Housing Group tenant, you will be offered a starter tenancy. If there have been no breaches or issues within the first year of your tenancy you will be considered for an assured or affordable rent lifetime tenancy.  

Please be aware Housing Benefit / Universal Credit will only pay for the property you are living in and you will need to give notice on your current tenancy.   

If you are successful in being offered this property you will be contacted by the Lettings Officer and you will need to complete an application form. At this stage the Lettings Officer will confirm the rent and service charges.
